NOW is the time to SELL!! The total residential unit sales in the Greater Edmonton Area for March 2021 has seen an increase of 109.9% compared to March 2020 and increased 52.8% from the previous month of February 2021. The number of new residential listings is up 51.6% from March 2020. New residential listings are also up from February 2021 increasing 55.7%. Overall inventory fell 13.4% from March of last year.
For March 2021, single family homes sales are up a whopping 118.2% from March 2020 and up 53.5% from February! Condo unit sales increased 79.6% from March 2020 and increased 51.9% from last month, February 2021.
Another increase is the residential average prices. They are up to $391,219, a 13.7% increase since March 2020 and up 3.5% from last month. Single family homes sold for a average of $457,936, a 13.3% increase from March 2020 and 4.6% increase from February. Condos sold an average of $229,690 with an increase of 5.2% but down 0.5% compared to last month.
The average for single family homes on the market was 37 days, a 17 day decrease from March of last year. Condos averaged 53 days on market, a 13 day decrease over last year.
